How stucco gets done right

  1. TSP-and-bleach wash, soft brush, clean rinse - stucco holds organic growth Vancouver rain feeds all winter.

Stucco's job is shedding water. Every unsealed crack routes rain into the wall assembly behind it - and BC leaky-condo history shows exactly how that story ends. Coating cracked stucco without repair is painting a leak. Sealing it this year is a fraction of remediation later.

What We Run Into With Vancouver Stucco

One in five exterior repaints in our files is a stucco house - Kitsilano, West Point Grey, Riley Park and Grandview-Woodland mostly, 1940s to 1970s. The stucco itself is rarely the problem. The wood around it is: soffits, fascia, knee braces, wood window casings and doors are where the prep hours go.

Prep. A soft wash to get the chalk and dirt off, cracks chased out and filled, loose or hollow patches repaired, chalky surfaces primed so the finish coat bonds. Then two coats of an exterior acrylic that stays flexible.

Colour. Most owners keep the stucco light and change the trim. Going darker on stucco is fine; going from dark to light needs a third coat and we say so before quoting.

Where stucco meets other work. Vinyl deck membranes need the stucco cut back and finished with new trim; a duplex with a coach house gets quoted trim-first and stucco-next if the budget needs it; textured interior stucco in older churches and halls is vacuumed, wiped and repaired the same way.

What can change the price after the quote

  • The quote is a fixed written price for the scope we walked through. It moves only if the scope moves, and you hear about it first.
  • Hollow or delaminated stucco found when we tap the wall - patched or re-lathed, priced per area and shown to you first.
  • Rot in the wood around it: knees, sills, fascia and casings are repaired by our carpenters before paint, at rates in the quote.
  • Colour change from dark to light: a third coat on stucco.
  • Cutting stucco back for a new deck membrane, door or window and finishing with trim - carpentry priced on its own line.

Should stucco be painted at all?

Yes, once it has been painted before or has started to chalk. Fresh unpainted stucco can be left, but old stucco that sheds a white powder on your hand needs a primer and two coats to stop absorbing water.

How do you deal with cracks?

Hairline cracks are chased and filled with a flexible filler; wider cracks are opened, filled and textured to match. Cracks that keep growing are structural and we say so.

Do you pressure wash stucco?

A soft wash - low pressure, TSP and bleach, clean rinse. High pressure drives water into the wall and lifts loose patches.

Which products?

Sherwin-Williams Duration or Benjamin Moore Aura in a flat or low-sheen finish on stucco; masonry primer on chalky areas; Duration satin on the trim.

How long does it last?

Ten years or more on properly primed stucco in Vancouver; the trim will want attention before the stucco does.

How are payments handled?

One third on acceptance, one third at the halfway point, balance on completion. Estimates are valid for 30 days.
