What Commercial Work Looks Like In Our Files
Our commercial jobs are small to mid-size Vancouver spaces: offices downtown and in West Point Grey, a church sanctuary in Strathcona, residence lobbies in the West End, retail and clinic interiors in Kitsilano and Kerrisdale. The pattern is the same each time: the business keeps operating, so the schedule is the job.
Offices. Walls painted after hours or in phases, one wing at a time. Zero-VOC paint so staff are back at their desks the next morning. Hooks and fixtures the tenant wants to keep get flagged with tape; everything unflagged is filled and painted flat. Server rooms and anything with live equipment are excluded in writing.
Older and institutional buildings. A church with stucco walls, stucco ceilings and arches is vacuumed, wiped with a mild solvent and repaired before paint - aisles, sanctuary, nave, lobby and gallery stairs each scheduled around services.
Doors, railings, lobbies. Metal railings stripped and finished in direct-to-metal paint; damaged doors repaired with restoration putty rather than replaced where possible.
Before day one. WorkSafeBC clearance letter and $5M liability certificate to your property manager, a written schedule, and one contact on each side.

Downtown office, 2024About 5,500 sq ft of wallsOffices painted in zero-VOC paint, server room excluded, one office in an accent colour with two coats. Hooks the staff kept were flagged with green tape; the rest were filled. Colours and sheens matched to the existing scheme.

What can change the price after the quote
- The quote is a fixed written price for the areas we walked with you. It changes only if the scope changes, and you hear about it first.
- Colour: one coat same-colour refreshes are quoted as such; a colour change is two coats, and white over a dark wall can need a third.
- Fixtures: anything to be removed and reinstalled - signage, shelving, blinds - is listed in the quote; unlisted items added on the day are extra.
- Hours: after-hours and weekend work is quoted up front. Moving a daytime job to nights mid-project changes the price.
- Damage found behind furniture or fixtures once they are moved - water stains, failed drywall - is priced before it is repaired.

Can you work without closing the business?
Yes. Evenings, weekends and phased work are how most of our office and retail jobs run. Zero- and low-VOC products mean no smell the next morning.
What insurance and paperwork do you provide?
WorkSafeBC clearance letter, $5M liability certificate, a written scope and schedule, and a fixed price. Certificates go to your property manager before the first day.
Which products do you use?
Sherwin-Williams Pro Industrial and Benjamin Moore commercial lines: scrubbable washable walls, pre-catalyzed epoxy in washrooms and kitchens, direct-to-metal on railings and frames, zero-VOC where the space stays occupied.
Do you handle repairs and carpentry?
Yes. Doors, frames, trim, drywall and stucco repairs are done by our own crew before painting, so you deal with one contractor.
How big a job do you take?
From a single storefront or lobby to a 10,000 sq ft office. Larger multi-building work is quoted in phases.
How are payments handled?
One third on acceptance, one third at the halfway point, balance on completion. Estimates are valid for 30 days.
