How metal painting runs
- Assessment: what is sound, what is rusted through, what is galvanized or aluminum and needs an etching primer.
- Strip failing coatings - infrared stripper on interior railings, mechanical on exterior - then hand-sand with 120 grit.
- Bare or rusted spots primed with a rust-inhibiting primer the same day.
- Two coats of DTM acrylic or enamel, brushed for railings and pickets; cleanup daily.
Why the primer decides everything
Paint on untreated rust lifts within a year; paint on bare aluminum without an etching primer peels in sheets. The coat you see is the least important one.

What We Run Into With Metal In Vancouver Homes
Metal shows up in our files as railings and handrails first - on front stairs in Kitsilano and West Point Grey, in strata stairwells in the West End - then gates, garage and entry doors, heat registers, porch roofs, flashing and gutters. It is usually part of a bigger job; the exceptions are strata railings and stair rails, which we do on their own.
Railings. Interior and common-area railings are stripped with an infrared stripper - quiet, no grinder dust in a hallway - hand-sanded, and given two coats of direct-to-metal paint. Exterior rails get the rust ground back, treated, primed and finished with the trim.
Doors and registers. Metal entry doors and heat registers are primed with a rust-inhibiting primer and finished in the trim colour; garage doors washed, scuffed and painted with the exterior.
Roofline metal. Porch roofs, flashing, gutters and downspouts - see roof painting.
Reinstalled, not repainted. On composite deck rebuilds the existing metal railings are removed, saved and refitted; we paint them only if the finish has failed.

What can change the price after the quote
- The quote is a fixed written price for the scope we walked through. It moves only if the scope moves, and you hear about it first.
- Rust that has gone through a picket or a post base: welded or replaced, priced once we see it.
- Aluminum or galvanized metal found under old paint needs an etching primer - a small add per item.
- A colour change from black to a light colour on railings: a third coat.
- Strata work moved to after-hours after the quote.

Do you remove all the old paint?
Failing paint, yes; sound paint is scuffed and painted over. Full strip is for railings where the old coating is lifting everywhere, and we use an infrared stripper indoors so there is no grinder dust.
How do you stop rust coming back?
Sand to bright metal, treat, prime with a rust-inhibiting primer the same day, two coats of DTM. Rust returns when bare metal sits before primer.
Can you paint aluminum gutters and doors?
Yes, with an etching primer first. Skip it and the paint peels in sheets.
Which products?
Sherwin-Williams and Benjamin Moore direct-to-metal acrylics and enamels, rust-inhibiting and etching primers matched to the metal.
How long does it take?
A set of stair railings is a day or two. A strata stairwell runs about a week with resident notices.
How are payments handled?
One third on acceptance, one third at the halfway point, balance on completion. Estimates are valid for 30 days.
