How roof painting runs
- Assessment from the roof or a lift: what is metal, what is rusted through, what is flashing versus fascia.
- Wash, scrape, sand rust to bright metal, treat, prime with a rust-inhibiting primer the same day.
- Two coats of direct-to-metal or exterior enamel matched to the trim scheme.
- Gutters, downspouts and fascia painted in the same visit; cleanup daily.
Why we say no to some roofs
Asphalt and fibreglass shingles are not a painting surface; coatings on them void the roofing warranty and trap moisture. Metal, painted wood and flashing are. If your roof is shingle we will tell you on the phone and save you a visit.
What we'll tell you up front
- We work from ladders, scaffold and lifts with fall protection; steep or high roofs may need a roofer's access.
- Rust that has gone through the metal is a replacement, not a paint job - we show you.
- Anything not in the written scope is excluded; ours is itemized.
Where Roof Painting Shows Up In Our Files
Roof painting is almost never a job on its own in our records. It comes up on West Point Grey and Kitsilano exterior repaints: a metal roof over a porch or bay window, the flashing along a dormer, gutters and downspouts, the fascia and soffit that meet the roofline. Painted together with the trim, they are what makes an exterior repaint look finished.
Metal. Porch roofs, standing-seam sections, flashing and valleys: washed, loose rust sanded off, primed with a rust-inhibiting primer, two coats of direct-to-metal paint in the trim colour.
Gutters and downspouts. Aluminum takes paint well once it is degreased and scuffed; the wrong primer peels in a season. Where gutters are being replaced we exclude them and paint the new ones later.
Fascia and soffit. The part of the roofline that fails first - see exterior painting and gutter repair. Rot here is replaced by our carpenters before paint.
What we do not paint. Asphalt or fibreglass shingle roofs, and tile. If that is your roof, a roofer is the right call.

What can change the price after the quote
- The quote is a fixed written price for the scope we walked through. It moves only if the scope moves, and you hear about it first.
- Rust that has perforated the metal: replacement by a roofer or our carpenters, priced separately once we see it.
- Fascia or soffit rot behind the gutters - the usual find once gutters come off - shown to you and priced before repair.
- Access: a roof we can only reach with a lift is quoted with the lift; adding a section that needs one mid-job changes the number.
- Weather: metal is not painted wet or in direct summer sun; the date moves, the price does not.
Roof Painting Questions We Get
Short answers.
Can you paint my shingle roof?
No. Asphalt, fibreglass and tile roofs are not painting surfaces and coatings on them cause more problems than they solve. Metal roofs, flashing, gutters, fascia and soffit - yes.
How do you stop rust coming back?
Sand to bright metal, treat, and prime the same day with a rust-inhibiting primer, then two coats of direct-to-metal paint. Rust returns when bare metal sits overnight before primer.
Is it done on its own or with the house?
Almost always with an exterior repaint - the scaffold and ladders are already up and the colours are decided. Standalone roofline jobs start at C$1,050.
Which products?
Sherwin-Williams and Benjamin Moore exterior lines: DTM acrylic on metal, Duration or Aura on fascia and soffit.
Do you go on the roof?
Where it is safe with fall protection. Steep or high roofs are done from scaffold or a lift, and we say so in the quote.
How are payments handled?
One third on acceptance, one third at the halfway point, balance on completion. Estimates are valid for 30 days.
