How a deck project actually runs

Structural check first: boards, joists, posts, flashing. Coating a failing structure wastes your money and we won't do it.
Rebuilds: demolition to the substrate, concrete cleaned and waterproofed, removable sub-structure built.
Pressure-treated framing with every cut end sealed - the detail that decides whether it lasts 8 years or 25.
Decking in PT, cedar, or composite with picture-frame border; stairs and railings rebuilt to code.
Horizontal surfaces finished in porch-and-floor coatings - and we're honest that sun and standing water beat any product eventually.

What a soft board is telling you

A spongy deck board is rarely alone. Water that rotted the board has been running onto the joist below it - we've rebuilt balconies where a $150 board replacement two years earlier would have prevented a $15,900 structural redesign (a real project from our records). If a fastener head is rusting out or a board flexes, get it looked at this season, not next.

What we'll tell you up front

Estimates on rebuilds are provisional until demolition shows the framing.
Coatings on horizontal surfaces are excluded from warranty by every manufacturer - we say it before you pay, not after it peels.
Composite upgrades change the math: higher up front, near-zero refinishing for decades.

These lines come straight from our written estimates. Contractors who don't say them up front bill you for them later.

What We Run Into On Vancouver Decks

Decks come up in about one in three of our exterior scopes, most of them in West Point Grey, Kitsilano, Kerrisdale, South Cambie and Riley Park. Almost none of them are a clean "just re-stain" job: the boards that stay wet longest - against the house, at the bottom of the stairs, under planters - are soft by the time the finish fails, and the railings and privacy screens are usually due at the same time.

Refinish or repair first. We walk the deck before quoting and press a screwdriver into the usual places. Two or three boards get replaced with cedar or pressure-treated to match; a rotten stringer or post base gets rebuilt or epoxied. Then the surface is cleaned, sanded where the old finish is failing, and coated.

Stain or paint. Semi-transparent stain shows the wood and needs a recoat every two to three years; solid stain hides grey wood and lasts longer; paint is for stairs and railings that are already painted, and we add grip texture to painted treads. Fences get stained on both sides if the neighbour agrees, one side if not.

Products. Sansin and Sherwin-Williams Woodscapes for stain, Sherwin-Williams Duration or Benjamin Moore Aura on painted railings and posts, textured stair paint on treads.

Weather. Stain needs dry wood and two dry days. The season is May to early October; the schedule moves with the forecast, the price does not.

What can change the price after the quote

The quote is a fixed written price for what we saw at the walk-through. It moves only if the deck moves - and we tell you first.
Boards that are only found soft after cleaning: quoted as a per-board rate in writing, so you know the number before we cut.
Railings: repairing pickets is one price, rebuilding a rail is another. If the rail fails when we lean on it, we stop and show you.
Changing from semi-transparent to solid stain, or from stain to paint, once the deck is stripped.
Rain: a wet deck does not get coated; the date moves, the price does not.

Short answers from the crew.

Stain or paint - which should I choose?

Stain if the wood is still worth seeing: semi-transparent on new or lightly weathered cedar, solid on grey or patched decks. Paint on stairs and railings that are already painted; switching a painted deck to stain means stripping to bare wood, which is rarely worth it.

How often will it need doing again?

Semi-transparent stain: every two to three Vancouver winters. Solid stain: three to five years. Painted stairs: touch-ups as they wear, especially treads.

Do you fix rotten boards and railings?

Yes. Board replacement, stringers, post bases and railings are done by our own carpenters before the finish goes on; painting over soft wood is the one thing we will not do.

Do you pressure wash?

Carefully. A wash to remove grey and old finish, then time to dry; not a high-pressure blast that furs the wood. Sanding where the old coating is failing.

When can you do it?

May to early October, with two dry days needed after coating. Spring dates fill first.

What is the warranty?

Two years on workmanship from completion. Stain wears by design and is not a defect; we tell you which finish will hold longest on your deck.
