Drywall Repair & Painting: The Essentials
What actually matters, from our own job files.
How a drywall job runs
- Walk-through: we tap the walls and ceilings, mark every crack, nail pop and failed seam, and check for moisture where there are stains.
- Repairs first: cut back failing paper and tape, prime bare board, skim with compound, sand, spot-prime.
- Water-stained areas get a stain-blocking primer; new board gets a drywall primer-sealer before any colour goes on.
- Two finish coats, brushed and rolled; daily cleanup; walkthrough under normal light at completion.
Why paint alone does not fix it
A crack that has been painted over three times is still moving. Skimming it, taping it where it needs tape, and priming the repair is the only way it stays gone. Most of the ceilings we redo were painted by someone who skipped that step.
What we'll tell you up front
- A stain that comes back through primer means the leak is still active - we tell you and stop until it is fixed.
- Textured ceilings older than 1990 are tested for asbestos before we sand anything.
- Anything not in the written scope is excluded; ours is itemized.
What We Run Into With Vancouver Drywall
Drywall repairs come up in about a quarter of our interior scopes, mostly in West Point Grey, Kitsilano, Mount Pleasant and North Vancouver. Two kinds of house, two kinds of problem.
Older houses. Ceilings with paper that has let go after a roof leak - the roof gets fixed, the stain stays. We cut back the failing paper, prime the edges with a bonding primer, skim with fast-drying compound, sand, spot-prime, then a stain-blocking primer and two coats. Lath-and-plaster walls that were skinned with drywall decades ago show every seam; those get taped and skimmed, not just filled.
Renovated houses. Walls opened for wiring or plumbing and closed with a rough patch; missing vapour barrier behind an exterior wall; corners that were never beaded. We install new board and vapour barrier where it is missing and finish to the same level as the wall around it.
Ceilings. Textured ceilings are a separate job - see popcorn ceiling removal. Smooth ceilings with cracks get skimmed, sanded and primed before flat ceiling paint.

What can change the price after the quote
- The quote is a fixed written price for the scope we walked through. It moves only if the scope moves, and you hear about it first.
- A crack that turns out to be a moving seam needs tape, not filler - a few dollars per foot, priced before we open it.
- Moisture under a stain: if the wall is wet we stop and you fix the source first.
- A colour change on the repaired wall: patches need two coats of the new colour over primer, and white over a dark colour can need a third.
- Whole-wall skim (level 5) instead of spot repairs, if you want a wall to read as new under raking light.

Short answers from the crew.
Can you just paint over the cracks?
We can, and they come back. A crack is movement; it needs to be cut, taped or skimmed and primed. We do that first and it costs less than repainting the room twice.
Will the patch be visible?
Not under normal light if the surrounding wall is smooth; under raking light from a window a spot patch can show, which is when we suggest skimming the whole wall.
Do you install new drywall?
Yes. Our carpenters hang board and vapour barrier where it is missing, and the painters tape, finish and paint it - one crew.
What about water stains?
Stain-blocking primer over a dry stain, always. If the stain bleeds through again the leak is still active and painting is a waste of your money.
Is the dust contained?
Sanding is done with vacuum-attached sanders where we can, floors and furniture covered, doorways sealed for ceiling work.
How are payments handled?
One third on acceptance, one third at the halfway point, balance on completion. Estimates are valid for 30 days.
